1. How to Make a Reservation

To make a booking your party leader must read these conditions. The person who signs or 'submits' the booking form does so on behalf of all the members of the party and binds them jointly to these terms and conditions. When you ask us to confirm your booking we will reserve your chosen property and confirm your reservation. Payments are to be in  € Euro or £ GBP if agreed.

2. Initial Payment

At the time of your booking you will be asked to pay an initial deposit of 20% of the total cost of the property. Payment can be made using PayPal subject to an additional 3.5% processing fee. This payment is your only commitment until your arrival at the villa.

3. Payment of Balance

The balance of the holiday cost must be paid to the owner on arrival. Please ensure that payment is made within that time otherwise we reserve the right to treat your booking as cancelled, in which case you will be liable to pay us the cancellation charges detailed below.

4. If You Cancel Your Booking

If you wish to cancel your booking you must do so by sending written confirmation. The person who signed/submitted the booking form must also sign the letter. In the event of a cancellation and to compensate for the expense of processing your booking and for any loss that may result from being unable to re-sell the villa, we charge the following cancellation fees:

5. Insurance Requirements

The Owner does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The guest is responsible for taking out an adequate insurance policy(ies) top cover all risks. This is also applicable to people visiting the property as guests of the guest(s).

Holiday and travel Insurance, including cancellation cover, is essential for your own protection and we strongly recommend that you and all members of your party be suitably insured. Note insurance is invalid if you do not keep the property locked.

6. Party Size

At no time must any more persons occupy a property than stated on the booking form, except with prior written agreement. Property owners or their agents reserve the right to refuse admittance if this condition is not observed.

7. Problems With Your Property

If you have a problem during your holiday, immediately inform the owner/local contact who will then endeavour to put things right. If you fail to do this the owner cannot accept responsibility, as they have not had the opportunity to investigate and rectify the problem.

8. Occupancy

Your accommodation is available from 3pm on day of arrival and must be vacated by 10am on day of departure. The owner needs this time to prepare the accommodation properly for incoming guests. However if circumstances permit these times may be varied, but this must be pre-arranged.

9. Breakages & Damages

We don't request a security deposit, but we do trust you to report any breakages or damage to the owner/local contact. You will be required to pay for any repairs or replacements as necessary.

10. Property Standards

Inevitably, items break or require maintenance, therefore please be aware that you may encounter maintenance staff and gardeners during your stay. Please note that tiled surfaces can become very slippery when wet, take extra care if your feet are wet after using the pool. Please also remember that these are our homes - please leave the villa in a reasonably clean and tidy condition. We reserve the right to charge for extra cleaning if necessary.

10a. Pool Heating where applicable

The heater is an electrical/mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. In such an event, every effort will be made to repair the heater. If you have paid for pool heat, then the owner shall refund only the days you are without pool heat. Pool heating is also subject to weather conditions, the colder the weather the longer the heater will take to warm up the pool each day. If guests request pool heat to be turned on after their arrival they must be aware that it will take time for the pool to heat up but payment is required from commencement.

11. On Arrival

Immediately upon arrival at your holiday home please familiarise yourself with the layout of the property and identify any potential hazards e.g. unexpected steps, slippery surfaces etc. Please also read the safety precaution information contained within the welcome book.

12. Noise

Some of the properties are in rural locations, as such there maybe farmyard noises and dogs in the vicinity. Roadworks and/or building work in close proximity to our properties may occur without any prior warning, this is understandably beyond our control ... we will though endeavour to inform you should we become aware of any such works.

13. Safes

In those properties that provide a safe for guest use we cannot accept responsibility for any loss under any circumstances.
